Why people choose the South Shore

The south shore of Massachusetts is a popular region for homebuyers due to its vast array of attractions and amenities. The region is known for its stunning natural beauty, with its miles of coastline, beautiful beaches, and quaint towns. It has a moderate climate (in comparison to the rest of the state!), with milder winters and warm, sunny summers, making it ideal for outdoor activities. The area also offers a variety of shopping and dining options. Additionally, the area boasts a wide range of educational opportunities, from prestigious universities to excellent public schools. Our public schools rank very high in the state and have a very successful graduation rate. Additionally, Hanover is home to South Shore Vocational Technical School, where students learn their trade of choice.

The south shore is also a great place for families, with plenty of recreational activities, parks, and entertainment venues. For those looking for a more rural lifestyle, the area offers plenty of rural communities, with plenty of open space and natural beauty. The region also has a thriving economy, with a variety of industries, including technology, finance, healthcare, and education.

Another draw is its location. Its approximately 20 miles from downtown Boston and 30 miles from the Sagamore bridge to Cape Cod. The south shore is a great landing spot for commuters, as most towns have access to the Commuter Rail that goes into Boston. There is even a ferry that runs from the Hingham shipyard and Hull to Long Wharf & Rowe’s Wharf in the city. Commuters will tell you there is nothing like taking the boat to and from Boston in the summer, its the best way to get into the city.

The south shore offers many incredible opportunities and a great sense of community in all towns. There is a deep sense of pride throughout and residents are kind and willing to help their neighbors.

I’m ready to sell. What’s next?

You’ve made the decision to sell. Congratulations on taking the crucial first step! Here are the next steps:

Interview multiple realtors. We are not all created equal. See who you connect with & makes you excited about the selling process. I would also add that if the number a realtor seems too good to be true, it probably is.

Clean out your closets and take down your family photos. De cluttering is best done in phases, one room at a time, rather than one large purge. Keep the decor simple, buyers will be imagining themselves in your space during your open house.

Keep up with your landscaping. Curb appeal is so important when selling your home. Buyers will drive by your house at all hours when that “For Sale” sign is out. It’s their first impression, its important that it’s good one.

Fix and repair anything necessary. If your faucet drips, have it fixed. If your walls and baseboards have scuffs and scratches or haven’t been painted in a while, a fresh coat of paint can do wonders.

Please stay off of Zillow. Zestimates are entertaining but they are not reality. Your home may be worth more or less than their estimation only a trusted realtor can tell you that.

Clean everything. A clean home shows care and pride, that is important to buyers.

Winter is a great time for opportunity

 

When one thinks of selling their home in New England, most believe spring or summer are the best times. Winters are long, its cold outside and landscaping doesn’t look its best. Who wants to buy a house in the midst of all this?!

Serious buyers do.

Coming off of 2 years of a red-hot housing frenzy, there are still people out there searching for their dream home. Spring brings more listings, more buyers and therefore more competition across the board. When the flowers start to bloom and the trees begin to grow leaves again, its May. Almost half of the year is over. If selling is a consideration in 2023, now is a great time to get started. Inventory is so low which means less competition between sellers. Serious pre-approved buyers are still out there looking, just waiting for the right house to come on the market.

For buyers, some homes have been sitting since the fall and it might be a great time to submit an offer under asking. For months we were seeing 100% or over of asking prices in sales on the South Shore. Now the market is correcting itself and we starting to see more negotiated prices under ask (and the return of contingencies and home inspections). That being said, some homeowners are seeing at asking or over asking in this market. For instance, South Shore towns like Hingham are still in high demand. They continue to see high numbers and less days on market than some other surrounding towns.

Ultimately, you know when it’s the right time for your family to list. Sometimes there’s no planning involved and life dictates when we need to sell. Spring and summer are great times to list, as curb appeal is at its finest and gives a great backdrop to showcase your home. 2022 South Shore Market Year in Review

2022 has been an interesting year.

We had incredible activity in the housing market carry over from 2021. Multiple offer situations, bidding wars, home inspection and contingencies waived, cash offers, homes selling within hours of listing, some selling off market before even going live. It was cutthroat, stressful and busy!

Homes appreciated an average of 30% and most sales in the last 2 years on the South Shore sold at asking or more likely, over. We saw numbers that we have never seen. This was the story for a good majority of the year & it started to wind down around the end of the summer. The Fed rate hikes have cooled the market, but not completely as some news outlets would like you to believe. Going into the New Year, the South Shore market remains strong. The pool of buyers has not shrunk, if anything it has grown. We started this year and ended in a seller’s market. Our inventory remains low, buyers are still out there, but we are not seeing the frenzy we did months ago.

So where does this leave us?

Sellers still have the advantage, as there isn’t a lot to choose from but, pricing remains the most critical factor. I hate to be the bearer of bad news, gone are the days that you can throw any price up and buyers will pay. Pricing a home in this market needs to not only bring the buyer to the table but also needs to take into account the rising interest rates and inflation. If you list higher than you should, you run the risk of a price reduction, which in turn you lose your leverage and potentially, money on the table. Comps for pricing homes are being adjusted as the market shifts. Pricing has always been one of the most important factors in selling a home, but even more so these days.

Even with high interest rates, buyers also have an advantage. In some markets, homes are sitting longer. If the home has been sitting for a week or two and you love the house, there is zero harm in making an offer lower than list. Worst case the seller says no, or it could open up for negotiation with a counteroffer. Do not wait until the seller drops the price, now you are in competition with everyone else for that home. We are seeing the return of home inspections and other contingencies that we didn’t see for quite some time. This is the market “normalizing”. As a realtor, I am happy to see the return of these contingencies as it’s so important to protect your most valuable asset. I would never recommend waiving an inspection to any client for any reason.

What the market will do in 2023 remains to be seen. None of us have a crystal ball or the keys to the castle. We’re in this together with you and will continue to perform the best job we can in every market.
